Costa Rica Real Estate

By law all properties should be registered in Registro Publico in Costa Rica. Most assets have a title registration number called the "Folio Real." formerly you have this number you can look for the database. The Registro Publico's report, called the Informe Registral, include information such as the name of the title holder, boundary lines, tax appraisal, liens, Mortgages, recorded easements, and other records that could affect the title. Costa Rica follows first in time, first in right rule. Additions to a property are prioritized according to the date they were record. So create sure your attorney searches your title back to the start. The mortgage program has been particularly successful due the high rate of return and good security.

At present Mortgages are in US dollars and investors earn an annual rate of 14% interest. We promote to get qualified borrowers, take applications, run credit and legal checks on the property, study certified financial statements to prove income and ability to pay, and then if all is well have the property assessed by a professional appraiser. If the whole thing checks out, we will lend up to 50% of our appraiser’s valuation of the property.  Our client is never secured by less than 200% of the amount of the asset. The mortgage is listed in the Central Registry of Costa Rica against the definite property in the name of our client’s company.

We make sure payments are made on time, and follow up if they are not. The payment is deposit or invested as teach by our customer. The mortgages have a term of one year, so an investor can pull out the money in one year provided we get notice two months before the renewal date of the mortgage. We need that investor money be in our hands earlier than a mortgage is accepted to make sure that the mortgage will be funded as soon as all condition are met. Funds awaiting final approval for a mortgage earn interest at 3% per annum.  If an investor has an urgent situation and has need of funds that are in a mortgage, he can have a loan of against the mortgage at 18% interest, or a mortgage can be put up for sale early to another investor for a 2% fee.
